For owners, lenders and brokers | Nationwide

Commercial and multifamily property buyer across the United States.

Belcz Group considers commercial and multifamily property anywhere in the United States, with purchase prices of $250,000–$3,000,000. Based in the New York City region, we review retail, office, mixed-use, multifamily and owner-user opportunities against our acquisition criteria—not county boundaries.

Nationwide acquisitions, NYC-region based

Belcz Group is based in Suffern, New York, in the New York City region. Our acquisition area is the United States—not a list of selected counties. Owners, lenders and brokers can submit a property in any state when it fits the criteria below. Each opportunity is reviewed individually.

Location still matters to the review: the property address, occupancy, leases, condition and available title information help us understand the specific opportunity. Nationwide coverage does not mean every submitted property will receive an offer.

Commercial and multifamily acquisition criteria

  • $250,000–$3,000,000 purchase price per real estate asset
  • Retail and strip centers: 2,000–40,000 SF
  • Office and mixed-use: 2,000–25,000 SF
  • Multifamily: 5–50 units
  • Single-tenant and owner-user buildings: 1,500–20,000 SF
  • Vacant to fully leased; property purchased as-is
  • Commercial notes and loans: $250,000–$3,000,000 unpaid principal balance

What to send for an initial property review

  • Property address, property type and approximate building size or unit count
  • Asking price or your expectations, if available
  • Current occupancy, rent roll and leases you already have
  • Known maintenance, environmental or title concerns
  • Existing photos and operating information, if available
  • Your role: owner, listing broker, lender or authorized representative

Property purchase or commercial note sale?

A property sale transfers the real estate. A commercial note sale transfers the loan secured by it. If a bank already owns the property, the opportunity is a bank-owned REO or OREO sale; if it still holds the loan, the commercial-note review needs the balance, payment status, collateral details and loan documents instead.

Belcz Group considers both property and note acquisitions. Send the information for the asset you are authorized to sell; partial files are fine for an initial review.

As-is terms and closing considerations

For real estate, Belcz Group responds within 2 business days of receiving the information. Our stated purchase range is $250,000–$3,000,000, with our own capital and no financing contingency. Thirty days is typical for closing, or on the seller’s timeline.

The actual closing date depends on the agreed contract, title and document review, and any required lender, seller or court approvals. State and local requirements vary; your attorney and closing professionals should confirm what applies to your property. These real estate terms do not apply to healthcare business acquisitions.
