For community banks
A bank can sell a non-performing commercial real estate loan directly to a buyer, who takes over the note and the collection or foreclosure process. Belcz Group buys single loans with unpaid balances of $250,000 to $3,000,000 in NY, NJ and CT and responds with written pricing within 2 business days.
Note sale: the bank sells the loan as it stands. The problem leaves the balance sheet at closing, usually in weeks rather than the months a contested foreclosure can take.
Foreclosure: the bank takes the property through the court process, then owns and maintains it as OREO until it sells. That adds time, carrying costs and property risk.
Discounted payoff: the borrower pays less than the balance to retire the loan. It works when the borrower has a real source of funds, often from selling the property. We can be that buyer.
Once we have the basic file, we send written pricing within 2 business days. Loan-level diligence and document review follow, and most sales can close within about 30 days of an agreed price, depending on the bank's approvals.
